We realise planning a new build or renovation can be daunting. Our comprehensive service eliminates the stress and allows your project to run smoothly, on time and on budget. Working with us you will have one main point of contact, who will educate and guide you through the entire process.

Using advanced BIM software we produce council compliant building plans. A virtual 3D model is created allowing you to visualise your project in real time.
Working in conjunction with our Engineer we'll ensure your project is designed in a cost effective manner.

Council Approval & Builders Contract
Once all documentation for the project has been obtained, we will prepare and lodge the plans with council. This is done through a Private Building Certifier. The local approval process in Brisbane is usually straight forward and simple. Complex sites may require an earlier start on the approval process, however, this will be determined in Phase 01.
Acceptance of Estimate and
Initial Consult &
Essentially an information gathering and processing phase, what we do before we start designing. We collect all the information about the project to use in schematic design. This includes your design brief, information about the site, existing structure(s), codes, access, budget and schedule.
This is where the rough shape of the building and ideas are formed. We generate a conceptual set of plans for you to consider. These ideas are usually presented in both loose sketch form on tracing paper as site and plan diagrams or digital models. These are not final ideas or fixed plans; they're meant to be conceptually evocative and to incite new ideas and feedback from you.
Several revisions and meetings may be required as the design develops before your cost estimate is prepared, presented and amended if necessary.
On acceptance of the estimate, this phase fixes all the information about the house into a detailed set of drawings and specifications that will be used by the builder for final pricing and construction. This set will also be ready for use of any external consultants required for the project. (Structural Engineers, Building Certifiers, Town Planners)
With the approval now granted. Construction of your new home can commence. The builder will provide you with a start date and indicative timeline. By this stage our investment in the project is complete. We do however liaise with our builder's regulary and often attend site during construction to monitor progress.
